What is a Pre-Approval letter?

In Real Estate-ese, a Pre-Approval letter is simply a document that states you have a lender who is committed to loaning you a certain amount of money for a home purchase. A Pre-Approval letter supersedes a Pre-Qualification letter and also is taken more seriously when making offers on hot deals.

 

Why is it important?

It is critical to have this document ahead of time because without it your offer will not be taken seriously. Many banks will not even look at an offer on a home without a Pre-Approval. Another important reason to have a Pre-Approval letter in hand while shopping for a home is that you’ll know how much you can really afford. Why bother looking at homes in the $350,000 range if you can only afford the homes in the $250,000 range? Don’t set yourself up for disappointment. Speak with a lender or mortgage broker and set your price limits before heading out on a property tour. Besides, sellers prefer to deal with buyers who have their finances in order. Makes sense right?

 

How do you get one? They are many ways to go about getting a Pre-Approval letter.

  • Visit your bank.
  • Go to your credit union.
  • Speak with a mortgage broker.

There are more, but these seem to be the most common. The choice is up to you. We suggest speaking with all three and seeing who the best fit is for you. Your chosen lender will be a critical part of the escrow process and should be up for the challenge. Be ready to provide previous years bank statements, W-2 and taxes. Also, be prepared to verify where the funds for the down payment came from.
